Emerald Trails

Fonthill, Ontario

2025

Created 24 bungalow townhomes and 10 detached lots.

Emerald Trails is a ground-up community development that transformed an underused municipal property into one of Fonthill's newest residential neighbourhoods. Lally Homes acquired the 4-acre site from the Town of Pelham, which included a decommissioned hockey arena, and oversaw the project through every phase — from demolition to environmental remediation to full subdivision development.

The arena was carefully demolished, and Lally Homes completed a full Record of Site Condition, remediating the soil to confirm clean, safe conditions suitable for residential use — turning a former recreational site into a foundation for new homes.

From there, Lally Homes designed and built the complete infrastructure for the Emerald Trails Subdivision, including new roads, sewers, water, and hydro servicing, to support 23 townhouse lots and 8 detached lots. As part of the development, Lally Homes also constructed and sold two custom bungalows at 1118 and 1120 Haist Street, showcasing the quality and craftsmanship carried through the entire community.

Emerald Trails stands as a model of thoughtful land redevelopment — converting an aging municipal asset into a vibrant, well-serviced residential community that continues to grow Fonthill's housing supply.
